Rates & Policies

Marshalls’ White River Escape is available for $180.00 per night up to 4 with a $50.00 cleaning fee.  An additional $10.00 per night fee will be charged individually after 4 persons, up to 9 persons.  The Escape may be rented for the day for an event for $200.00; with a $50.00 cleaning fee.

Rental Policy Agreement: Please read carefully.

In order to secure your reservation, a deposit of one nights stay must be received along with all of your contact information; the dates of your intended stay, and the number of adults and children staying.  The deposit shall be made by check.  The rental deposit will be deducted upon check in  from your total due.  Upon departure the premises are to be left in the same general condition as found upon arrival.  If additional cleaning resulting from agreement violations such as evidence of smoking, pets,damage to the home, (property or contents), and/or replacements for missing contents, an/or repairs that are needed you will be charged for those items or repairs.  The Escape is beautifully furnished; many items are new or antiques. If this property is chosen as your vacation property you will have a very memorial stay.  You must also take care not to remove anything from the home, destroy or break any items in the home.  This is an upper end vacation property.  Payment of money for the deposit is evidence of your acceptance of this rental agreement and your intent to use it for a vacation rental. Upon receipt of your rental deposit, the Escape will be reserved for the dates specified and a confirmation notice will be sent to you.

Cancellation policy:  All cancellations must be approved by the owner.  The owners shall have the discretion to accept cancellations by the renter or charge to cancel based on duration of stay that was reserved.

Check in procedures -  Key will be provided.  Contact owners for instructions.

Check in time – Check in time is anytime after 3 P.M. on the first day of your reservation; unless otherwise arranged with owners.

Check out procedures – Upon departure, guests are required to leave the property in the same general condition as when they arrived.  All windows and doors shall be closed and locked, and the key will be returned to the owners.  Owners will instruct you as to where to leave the key.

The Escape is open year around.

No smoking inside the home.  If this is violated renters will be charged to have the home professionally cleaned.  This is a smoke free home.  Please let the owner know if there will be a smoker present; and we will arrange for an ash tray in one of the outdoor areas.  No pets allowed.

Owners are not responsible for items left behind by the renter or their guests.  Please contact owners if you feel you may have left something behind; as soon as possible.

Rental policies – The renter or renters agree to abide by Marshall’s White River Escape rules/terms described in this contract.

No campfires. This is a home on a beautiful street; and the lawn goes down to the beautiful White River.  However it is a lawn; and also for safety reasons, there will be no campfires.  There are 2 beautiful electric fireplaces located inside the home!

The Escape is fully furnished and set up for your relaxation and enjoyment.  There is a full kitchen, gas grill, linens, towels, a HD flat screen T.V., soap, coffee, common spices, trash bags, trash cans, and SO much more!  This home will sleep 1-9.  There are no housekeeping services during your stay UNLESS prior arrangements are made.  The renter agrees not to make any alterations to the home or property, including but not limited to, rearranging or moving furniture/fixtures, tampering with locks, hammering nails into walls, chopping trees, removing anything from the property or home, etc…

Minimum age to rent this home is 30 years old; and this person must be present during the rental of the Escape.  Sub-letting or adults renting for persons under 30 years of age is NOT allowed.  NO underage drinking, illegal drug use, loud music, or disturbances of the peace will be tolerated.  Owners reserve the right to inspect the Escape and it’s property at any time.

The maximum number for occupancy is 9 persons.  The home/property is not child friendly due to the fact that the White River is at the edge of the lawn.  It is however the perfect place for an adult get away!

Please respect our home.  We are so very excited to share it with you!  It is the responsibility of the renter to notify the owners immediately upon arrival if anything is broken or not properly functioning; otherwise the renter may be held responsible for property conditions.

The renter accepts renting privileges with the understanding the he/she is responsible for the safe occupancy of the home;  and for the safety and welfare for themselves and/or guests.  The renter will be held liable for any damages, rental compensation for time lost resulting from negligent usage of the home and/or it’s contents.  The renter/renters do hereby release Marshall’s White River Escape, it’s owners and employees, of all liability for any loss or damage to the renter’s property, including loss or damage caused by fire, water, theft or any cause whatsoever, and against any and all claims resulting from loss or damage to property or injury to the person or any member of the family or guest of the registered renter arising out of the use of the home and property; arising out of the use of the home and property, regardless of the nature of the accident, injury or loss.  Renters should purchase their own insurance if such coverage is desired.  The renter expressly acknowledges and agrees that this agreement is for transient occupancy of the home, and that renters do not intend to make the property a residence or household.  The renter and their guests understand and agree that the owners reserve the right to enter the home/property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations, or improvements.  The renter agrees to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by the owners enforcing this agreement.
